terms and conditions of booking

APARTMENT RENTAL:
Is charged at per weekly rates any additional days may be negotiable.

PAYMENTS AND DEPOSIT:
Deposit is 20%, non-refundable if booking is cancelled. Balance is payable 8 weeks prior to departure. All payments by Cheque only.

LATE BOOKINGS:
If the booking is made within 8 weeks of departure the full amount will be payable immediately.

KEYS:
Collect and deposit your keys from the complex reception office unless otherwise informed.

SECURITY DEPOSIT:
All apartments require a security deposit for damage or breakages of £100. This must be paid with your with your final balance by separate cheque which will be returned to you after inspection and confirmation within 14 days.

OCCUPANCY:
Your holiday group must not exceed the maximum number of people the property will sleep as detailed. If it does you may be refused keys or asked to leave before the end of your holiday. You will not be entitled to refund of any monies paid, deposits or compensation.

CANCELATION OF BOOKING:
You must notify us as soon as possible by telephone and confirm in writing. You will then receive a cancellation invoice detailing any charges as shown on the following cancellation table:

Over 60 days before departure - 0 deposit
36-59 days before departure - 75% deposit
14-15 days before departure - 85% deposit
0-13 days before departure - 100% deposit

N.B.The charges above apply to your total holiday price. The conditions of your travel insurance policy may allow a refund claim.

No booking is cancelled until a cancellation invoice as been issued by us, please ensure you receive one to avoid incurring costs.

IF WE CANCEL YOUR BOOKING:
In the unlikely event that circumstances beyond our control necessitate the cancellation of your booking we reserve the right only to be liable to refund monies already paid.

YOUR RESPONSIBILITY:
You undertake to report to the complex reception or our representative or to us any deficiency in the accommodation or its contents on arrival, to exercise due and reasonable care in respect of your holiday accommodation and its contents, to leave it in a clean and complete condition, to respect local and on-site regulations and by-laws, to limit party numbers to those on your confirmation, to indemnify us against all loss and damage arising directly or indirectly from any act, default of omission of your party. Any serious abuse of a property or its contents may render you liable to eviction without compensation.

COMPENSATION:
Payments will not apply where we cannot fulfil our obligations to you due to circumstances beyond our control. This would mean any event we cannot foresee with all due care, e.g. riots, war or threat of war, terrorist activity, civil strife, natural disaster, industrial dispute, adverse weather conditions, fire epidemic or health risk and similar factors beyond our control.
